Level 2

For conventional homes in reasonable condition. Usually suited to houses, flats and bungalows of traditional construction, where a more detailed investigation is not required.

A visual inspection of accessible parts of the property.

Level 3

For older, altered or more complex properties. Usually suited to unusual construction, properties in poor condition, or homes where significant refurbishment or alterations are planned.

A more extensive inspection of accessible parts and a more detailed report.
Analysis of defects, their likely causes and the implications for the property.
Advice on repair options, with indicative costs for significant works.
Pre- and post-survey discussion to help you understand priorities and next steps.

What to expect from your survey

Both levels involve a non-invasive inspection, subject to access and the agreed scope. Concealed areas cannot be fully assessed, and service installations are not specialist-tested. We will explain relevant limitations and recommend further investigations where appropriate.

A home survey assesses the property’s condition. It is separate from a mortgage valuation.
